About the Project
88 Walker Street, a striking 50 storey mixed use tower housing commercial, hotel and retail elements located in North Sydney. Cantilevering above the iconic Fire House Hotel, it incorporates the heritage listed building into the new tower’s façade.
The unique building, towering above neighboring properties offers 252 rooms within a 4 star international hotel covering 19 levels with multiple amenities, 12,000 sqm of commercial space and topped with full-level rooftop bar showcasing unparalleled views across the Sydney Harbour.
It is now a newly developed landmark, incorporating a business hotel and state-of-the-art recreation facilities with a unique design, incorporating heritage below.
Design Goals
One of the project’s challenges was integrating high-performance storm resistant louvres that ensures efficient ventilation while providing excellent rain defence to seamlessly merge with the aesthetics of the building.
The architects at Fitzpatrick & Partners Architects were looking for a solution that not only would address the functionalities but also align with the design essence of the building. Ultimately, they were seeking a louvre that performed like a louvre but didn’t look like one.

Solution
Working alongside the architects, Construction Specialties (CS) recommended the installation of their PL-5700 louvre. Unlike decorative mesh, which can harm mechanical equipment, our Class A3 up to 3.5m/s storm resistant model PL-5700’s perforated skin is engineered to work in harmony with the interior louvre blades to provide unparalleled air intake and water protection performance.
Supplying tapered segment louvre panels behind the perforated screens allowed the required functionalities of the louvres to fit in with the overall building aesthetic.
